Reliable Holdings provides a full range of property management services, including:

Our services are provided in accordance with the signed property management agreement.
Payment Terms

Payment Due: Payments are due within 30 days of receiving an invoice.

Late Payments: Any payments not received on time will incur interest as prescribed by South African law.

Responsibilities of Property Owners
As a property owner, you are responsible for:

Ensuring that rent is paid in full and on time.
Please notify us immediately of any changes to your property or circumstances that may affect the management agreement.
Tenant Screening & Lease Agreements
We follow a strict tenant screening process that includes:

Credit Checks: To ensure tenants are financially responsible.

Background Checks: For tenant history and references.

Employment Verification: To confirm income stability.
Once a suitable tenant is found, a legally binding lease agreement will be signed, outlining:

Rental amounts and due dates

Lease term (start date, end date, and renewal conditions)

Rights and responsibilities of both parties
We ensure all lease agreements comply with the Rental Housing Act and Property Practitioners Act.

Property Maintenance & Repairs

Routine Maintenance: We oversee regular property inspections and routine repairs.

Urgent Repairs: In emergencies, we will address critical repairs immediately to ensure tenant safety.

Owner Approval: For significant repairs or upgrades, owner approval is required.
As per the Rental Housing Act, the property must remain habitable at all times, and we work to ensure compliance with this requirement.
Rent Collection & Payment Handling
We manage all rent collection activities:

Timely Payments: Rent is due as per the terms of the lease agreement. We work to ensure payments are collected on time.

Late Payments: In the event of non-payment, we will follow up with tenants and take appropriate action as per the Rental Housing Act.

Legal Action: If required, we may initiate legal proceedings to recover overdue rent or begin eviction procedures in line with South African law.
Eviction & Legal Matters
If a tenant defaults on their lease or violates terms, Reliable Holdings will handle the eviction process according to South African law. This includes:

Mediation: We will attempt to resolve disputes through communication and mediation.

Eviction Process: If necessary, we will follow the legal eviction procedure in accordance with the Eviction Protection Act.

Liability & Insurance
Reliable Holdings is not responsible for damages due to unforeseen events such as:

Natural Disasters: Floods, fires, earthquakes, etc.

Tenant Actions: Damage caused by tenants or unauthorized occupants.
As the property owner, you must maintain adequate insurance coverage for such risks.
Confidentiality
We are committed to protecting your personal and property-related information. All data shared will be kept confidential and used solely for managing your property. We comply with the Protection of Personal Information Act (POPIA) to safeguard your privacy.

In the event of a dispute between you and Reliable Holdings, we will first attempt to resolve the matter through mediation. If mediation is unsuccessful, we may move forward with arbitration or litigation, as governed by South African law.
Termination of Agreement
Either party may terminate the property management agreement with written notice, as outlined in the signed contract. The notice period is typically 30 days unless otherwise specified.
Upon termination, all outstanding rent payments and property issues must be resolved, and final settlements will be made as agreed.
Changes to Terms & Conditions
Reliable Holdings reserves the right to update or modify these terms at any time. Any changes will be communicated via email or through our website. By continuing to use our services, you agree to the updated terms.
